7 common real estate photography mistakes

August 12, 2019 10:00 am by Upside

You probably already know that high-quality property photography (and videography) is important in showcasing your home in its best light when it’s on the market.

But when you take a look at the stats, you’ll quickly realise that good real estate photography is an absolute must-have when it comes to attracting buyer interest and snapping up the highest price tag for your home.

Just look at the numbers:

  • Properties on the market with high-quality photography sell 32% faster than those without
  • Properties with more photos sell faster – According to a National Association of Realtors study, homes with one photo spend an average of 70 days on the market, while a home with 20 photos spends 32 days on the market.
  • According to the same study, 89% of buyers who use online listings find photos to be very useful in making a decision.
  • For homes in the $200,000 to $1 million range, those that include high-quality photography sell for $3,000 to $11,000 more, on average.

The reason for this is simple: real estate photography is the first impression a buyer has of your home. And as we all know, first impressions count.

As photography equipment become more sophisticated and photo editing platforms like Photoshop become more prevalent, the need for attractive property photography becomes increasingly important.

But good real estate photography is its own art form, and getting it right takes a certain level of skill.

As a general rule, it’s a good idea to engage a professional real estate photographer rather than trying to tackle it yourself. However, you’ll likely have final say over your property listing, so make sure your real estate photography is up to scratch before giving it your seal of approval.
