There are lots of things to do when selling a house, but attending to the finer details is an important point on your house selling checklist.

Those overgrown weeds you said you’d get rid of months ago, the paint chipping off the corner of your living room walls, or even just dated curtains can be deal-breakers for buyers who can’t see themselves making a home there. So, why not take a few moments to identify and fix them, to help increase the chances of selling your home?

Your unkempt garden isn’t doing you any favours

First impressions matter, and when it comes to houses, landscaping can make a huge difference between a positive or a negative one. While the interior of your home may be your biggest focus, don’t forget to spend some time on the exterior and landscaping. Curb appeal is just as important.

It doesn’t have to be over-the-top landscape gardening – it just has to look neat. Just making sure you mow the lawn, pull out the weeds, and plant a few bushes along the pathway can make all the difference.

It’s time you take care of that chipped paint

Just because it’s in the farthest corner of the room doesn’t mean people won’t notice it. It takes little time and resources to fix a chipped paint job. Also, it’s best to avoid hiding these imperfections behind furniture or plants – take care of the problem, and you can move on to the next project!

Take the hunting trophies (and other extravagant décor) off the wall

OK, so you probably don’t have hunting trophies adorning your walls, but being sensitive to potential buyers’ perceptions is always the advisable path. Extremely out there decorations could be intimidating, or even offensive, to others. A clean, neutral wall will allow them to imagine their own paintings and photos in what could be their future home. Make this easier for them by providing an open space free of distracting décor.

Light up that dingy room

A big tip for selling a house is good lighting. Well-lit rooms have the power to increase the chances of a favourable perception of your house.

If the room doesn’t have good access to natural light, set up a couple of lamps to do the trick instead. And a little hack: hanging one or two mirrors on the walls will make the room seem larger and brighter as it reflects the light.

Pull down those old, dusty curtains

For your own good, let what belongs in the past, stay in the past. If you’ve still got the curtains you bought when you first moved in, chances are they’re looking dated and tired. Now is the time to replace them with a more practical alternative, such as blinds or shutters. They save space, are easy to clean, and give your home a sleek, modern look.

Turn that spare room into an actual guest room

If you’re lucky enough to have a spare bedroom in your home, you’ve probably been using it as more of an office, or perhaps a storage space for all of the old furniture and other bits and bobs that haven’t found their way to the garage or attic.

A spare bedroom is a big asset when selling a home, but only if it actually looks like a spare bedroom. Find somewhere else to store the stuff you’ve got stowed away in thae guest room (garage sale time?), then set up a spare bed or daybed and some wall decor. A fresh bedspread and pillows will go a long way to making that old spare room look truly inviting.

Look around your house with a fresh pair of eyes. Put yourself in the homebuyers’ shoes, and it’ll be easier for you to identify other opportunities to optimise the process of selling your house and how well it performs on the market.
