In fact, Peter Rossini, a senior lecturer at the University of South Australia, found that during the winter months (a.k.a. As the weather cools down and it starts to rain more, less people venture out to open homes — meaning less demand for properties.

At the same time, it’s also tough to sell your home over the summer months because it also falls over Christmas. Seasonal patterns in the Australian property market show that December and January are typically weak months, but the prices pick up again in February and March.

How to beat the most difficult times of year to sell

While everyone dreams of putting their property on the market when times are good, sometimes it just isn’t possible to line your sale up with the best time to sell a house. However, that doesn’t mean you can’t sell your home for a good price. In fact, the lack of competition can work to your advantage — provided you know how to make your home stand out.

Invest in good marketing — During the quieter months, you want to catch the eyeballs of as many potential buyers as possible. When someone is narrowing down their list of properties to inspect, you want to make the cut — and that means investing in a great property listing that piques their interest. Ask your real estate agent to help with professional photos and copywriting, to ensure you’ve got the best ad possible for your home.

Make sure everything is warm and cozy — There’s just something incredibly enticing about a warm and cozy home. If you’re preparing for an open home, try to make your house look as snug as possible. Light the fireplace, get some ambient lighting going, turn up the heating, and put some well-placed blankets around the home to exude winter comfort.

Hire a home stager — If you’re selling during the slower months, it’s also a good idea to invest in a home stager to help you wow potential buyers as soon as they step foot in your home. Home staging companies do a great job of utilising space and bringing out the best in a particular property — which is particularly valuable when you need to get the most out of each potential buyer.

Take care of your landscaping — Regardless of whether it’s the best time to sell a house in Brisbane or a difficult time to sell a home in Sydney, you should take care of your outdoor space. However, this is especially important during the colder and windier months: patio furniture can get blown around and damaged, and muddy backyards are never pleasant for potential buyers to walk around on.
